One day a lease contract will come to an end. Sometimes the lessor takes the initiative to terminate, sometimes the lessee takes the initiative.
The rental Act provides protection in the first mentioned case. Protection however is not unlimited. The extent of protection is determined by law, depending on the type of property; retail property, office premises or residential property. It is sometimes difficult to qualify a property with the features of more types of use. Lessors and lessees must always be aware of these kinds of problems.
